Since WESTECH does not perform any remediation (i.e. mold), restoration (i.e. fire and water), or corrective actions (i.e. HVAC maintenance, systems balancing, etc.), we have no conflicts of interest that can interfere with the identification process, development of remediation plans or corrective action plans. We are free to work toward our goal of educating and training our clients to prevent problems or deal intelligently with problems when and if they exist.

COMMERCIAL BUILDING & REAL ESTATE TRANSACTIONS

The purchase of a commercial building or real estate is a very big investment from which timing is everything.  Loans and grant money are getting more and more difficult to secure without a thorough building or property assessment.  Our consulting staff focuses on identifying problems that actually exist rather than those that may exist. We provide timely, cost-effective, and practical solutions to meet all of your needs and deadlines.  Since we do not perform remediation or abatement work (i.e. underground storage tanks, mold, asbestos, lead, etc.), restoration work (i.e. fire and water), or construction work, conflicts of interest do not interfere with the assessment process. Our unique method of combining an environmental site assessment with a building systems and components assessment provides buyers and/or lending institutions a thorough understanding of costs associated with all work required to remediate environmental issues and provides a basis for estimating costs to improve the building systems (i.e. electrical, plumbing, HVAC, structural, etc.). Most consultants simply perform the environment and engineering assessments without any knowledge of the planned use of the building.  On projects where building renovations are likely, we work closely with your architect prior to make sure we fully understand the desired future use of the building.  This has proved invaluable to our clients in developing cost budgets while hitting due diligence deadlines.  We help our clients clearly identify whether a building will or will not be able to be renovated cost-effectively in conjunction with their intended useage.

Our services include, but are not limited, to the following areas:

  • Phase I Environmental Site Assessments

  • Phase II Environmental Site Assessments

  • Electrical Systems Assessments

  • Plumbing Systems Assessments

  • Mechanical Systems Assessments

  • Structural Systems Assessments

  • Asbestos Inspections

  • Lead & Lead Based Paint Assessments

  • Mold & Moisture Assessments

  • Hazardous Materials Assessments

  • Polychlorinated Biphenyls (PCB) Assessments

  • Mercury Assessments

  • Litigation Support & Expert Testimony

  • Project Planning & Construction Support
